You've VotedRATE THIS COMMENTSo I guess when you "BREAK" (try to break) the lease you have a punishment. Not only do you lose your deposit, you have to pay a $175 Early Lease Determination Fee. Now I Moved out on December 7th, 2009. Now I "HAD" to pay for the month of December okay No biggie. Now I know you are suppose to pay rent until the unit is RE-RENTED. Now on January 2nd, 2010 Someone rented my old apartment. So technically I should pay for January 1st, 2010 correct? YES IT IS. Now I have Arbor Glen Calling me about paying rent for the full month of January. Now they TOLD me that the NEW renters have the whole month of January rent for FREE. This FREE MONTH OF RENT is known as a "Promotional/Special Offer". So from their information, I have to for the month of January so these NEW RENTERS can have a free month of rent. I paid for December, they moved in on January 2nd. Shouldn't I have to pay for January 1st only? Because I broke the lease paid the $911 (monthly rent for a tiny two bedroom, no utilities included), the $175 Lease Break fee, now they want another $911 for one day of Vacancy? I don't think that is right, let alone LEGAL. They said it is stated in the lease about this "Promotional/Special Offer" so tomorrow I am having the Lease looked over.
Now some information about Arbor Glen Apartments:
-The people that are working for maintenance have a key to every apartment on the property. They leave you flyers about Random Updates or anything along the lines of replacing appliances, etc. What is weird is that they will enter your home if you are not there. One time they knocked at the door, me and my girlfriend didn't answer. They un-locked the door and came in. Yes they say "Arbor Glen" when they come in, but what are they thinking?
-Now they also gave notice about upgrading the appliances in the apartment (Refrigerator, Microwave-oven, Oven and Vent, and also the dishwasher. Now what they didn't inform us of, was that we were going to have the rent raised. I noticed but "It's in the lease".
-The 2 bedroom apartment has a Master Bedroom. The Master Bedroom has a Large view window. Now these windows have the worst air drafts around. Now they "Pressure RINSED" the whole complex one time, which resulted in puddles at the bottom of the window panes.
-Covered Parking requires a Fee.
-Lawnmower is a great Alarm Clock.
The Laundry Facilities are always "Out of Order".
-There are under 15 "Guest" Parking spaces out of 400 people in Arbor Glen.
-You are not allowed to have Guests park by your house, at yet, the very front of the complex. If you don't have an Arbor Glen Resident Sticker and your parked overnight you are more likely to wake up to a ticket sleeping on your window. The East Lansing P.A.C.E loves to patrol and ticket frequently.
-The bathroom tub leaked along with the toilet. The caulking was pretty much pointless.
Bottom Line they are suckers and just want your money. I paid $1,000 for a 2 bedroom 1 bathroom with leaky windows, boiling water triggered smoke alarms, none working Ethernet ports, no parking for friends, thin walled, partycity, employee accessible apartment.

You've VotedRATE THIS COMMENTFirst of all, DTN Management really is strict and will hardly ever work with you on an issue. It is their way or the highway.
The place mainly has college students. They did handle a noise issue for us very promptly. The apartment is older and had 'old motel' smell when we first walked in. We have had a few bug problems (first floor apartment).
The apartments are really HUGE and that is the best thing it has going for it. The maintenance is fabulous and fast! The office staff are nice. The workout facility is nice when it is open. (only until 10pm) The grounds are kept clean and well maintained. We would much rather have had second floor apartment to feel safer.
Really nice location in East Lansing, close to shopping, however it is off of an INCREDIBLY busy road (Lake Lansing Rd) at times during the day and there are constantly fender benders and accidents. (myself included) The rent is high for the area and quality/newness of the apartment.

You've VotedRATE THIS COMMENTWhen i moved here they promised visitor parking space... eleven spaces for visitors and they ticket alot!! These apartments are so cheaply made that every step you make makes noise. The upstairs neighbors pace all night long and you can hear every action they make... even when they are in the bathroom!! Neighbors get pissed at each other because you can hear each other through walls and floors. The staff are very nice BUT very nosey. They aren't afraid to put complaint notices on your door. No privacy whatsoever. They may look like nice apartments but they are cheaply made and very expensive. They also make you sign a lease after the first month of living there for the next year. You are stuck with them and it sucks. I learned my lesson after the first time i signed a lease that early on because thats before my next door neighbors moved in and you could hear their every move throughout the night. I once was casually talking to my roommate in the living room at midnight and my neighbor hit the wall and told us to shut up because he could hear us through the walls and we weren't even talking loud!!! Don't sign with this apartment place!!!

Not as nice and not as many features as the other student complexes in the Northern Tier (Chandler Road) area.

You've VotedRATE THIS COMMENTI thought that it was going to be so great living here. The office talked a big game to get me to sign and avoided the noise/party question enough I let it go. Wrong move, literally. The apartments are nice but that's about all they have going for them. The manager is unpleasant to put it nicely and they do nothing about parking issues and noise into late hours. Plus trying to pull in here off Lake Lansing is terrible, accident waiting to happen. I would pass on living here if I were you.

You've VotedRATE THIS COMMENTThe most chaotic and unprofessional bunch of clowns in town. Their building manager made a deal with me where I could leave before the year was over, but the company went back on it. The manager quit before everything happened, and they couldn't even find her so I could prove what I said was true. They slapped all sorts of fees and fines on me, and finally I gave up and made a deal to pay them back almost $800 in installments. Then they said, no, you must pay in full or the balance will be $1200. And I've already made so many payments. When I went to their office, I sat for an hour and no one wanted to meet with me, and then finally some dork agreed to talk with me only in the lobby. They are losers. Avoid at all costs.

in addition, there are many undergrads here that are partying at 4 in the morning on a Tuesday.
Tires were being stolen off of cars also for months.

the enforce this daily so if you expect to have quests this is proabbly not a good fit. the management has told residents to have quests park 2 miles down Lake lansing Rd at Meijer. You've VotedRATE THIS COMMENTI have lived in a 2-bedroom unit at Arbor Glen by myself for the last 3 years, but enough is enough. My lease can't end soon enough.
To be fair, and to justify renewing my lease twice, I'll mention the pros... When I moved in, the place was very clean I was pleasantly surprised (I rented without seeing the place since I was living in NYC at the time). The bathroom/sinks were pretty new and the spaciousness was impressive. Management had left me a welcome basket filled with snacks and bottled water; I was definitely pleased.
Since then, however, things have definitely taken a turn for the worse. Not least of the problems is mice. I went home to California for the winter 2 years ago and came home to mice droppings in my kitchen pantry. I thought it was because I had left the apartment empty for 3 weeks, so I let it go, especially since management responded by sending an exterminator. But a year later, I found another mouse running around in my second bedroom. And when I insisted that maintenance come catch it while it was still in sight, they pretty much yelled at me, telling me that it was more important to shovel snow first. The mouse finally ended up dying in that bedroom. I guess it was slightly redeeming that one of the management boys came to pick up the body in the end. I thought that was the end of the mouse fiasco, but just the other day I found more mouse droppings in my kitchen pantry. Clearly, there's a pest problem in this place.
In addition to the mice problem, there's a serious issue with renewing leases around here too. For those of you accustomed to giving notice 2-3 months prior to the end of your lease, prepare yourself for a bit of a change. Leases at Arbor Glen are renewed 10 months prior to the end of your lease. That's right, my lease started in July, and they had me renewing in October of that same year. At first I just thought that was the way things were done in Michigan, but by the time I caught on it was too late. To top it off, when they had me renew the first time, they told me that my rent was going to decrease, including cable and pet fee, but when it came down to it, those weren't included. It seems the agent I first talked to was completely uninformed.
When they had me renew the second time, my rent went up again. When I learned that they were going to increase my rent again for a third year in a row, that's when I had enough and decided I was't going to take it anymore.
I'm sure it sounds ridiculous that I kept buying into their scheme and letting them push me around for so long. I should have never renewed a second time, but I was foolish enough to convince myself that the pain of moving would be worse than living here. But honestly, the way they have you renew 10 months in advance, it's not hard to get trapped. Basically, once you renew, you've committed yourself to living here for the next 22 months. Trying to get out of the lease is a joke too.
Finally, this place is a college student hell hole. When I first talked to the leasing agent back when I was NY, I was told that this place was quiet and that there were very few students around. What a load of bull! There are inconsiderate students everywhere. I've had drunk students knocking on my door in the middle of the night, people screaming and honking their cars outside at 2am, and I've even had my doormat stolen.

If you do live here, dont get the first floor. Oh yeah did I mention there was a guy caught peeping into the apartments around here.

You've VotedRATE THIS COMMENT1. They have raised rent every year I have been here. (except this year when they had more people moving out than staying) In 2001 my rent was $715 now its over $800.
2. Had someone try and break into my apartment before christmas break last year and they broke my outside door. Pain in the a$$ when its below freezing outside and cold air is rushing into my apartment. (it took over 3 weeks for them to fix that)
3. Word of advice don't live on the first floor. The floors above me creak constently. The people above me listen to music all night, have parties all the time, and I think play basketball too.
4. I love the size of the master bedroom and the bay windows are a nice touch. However, in the winter time they let in a lot of cold air. As I am typing this I have the thermostat set at 73 and in the bedroom it is freezing. I am still waiting to get that problem fixed.
5. Last year they decided to install high-speed internet in all the apartments and update the phone and cable lines. Well they managed to do that and cut holes in the ceiling of every room, splatter paint all over my stuff, and then they didnt even take the time to match the paints. (if you do live here make sure they paint all the ceilings so you don't have to stare at the super white spots on the ceilings. Oh, and don't plan on using the internet unless you are a student/faculty at MSU. If you have any other form of broadband all the ethernet ports are worthless as well.
6. This year they fixed the leaking toilet by caulking around the base. This just caused the water to seep under the floor and turn it a purple color.

You've VotedRATE THIS COMMENTI just moved out of Arbor Glen and my 1 year there was a nightmare. Within a month or so of move in we had a peeping tom who actually sliced one of our screens and tried to force his way into our apartment at 9pm on a monday. I immediatley notified the office and they did absolutly nothing. I had asked for extra bars for our windows and the removal of 3 pine trees obstructing the view of one of our windows(the one the guy tried to come through) Needless to say this more than rattled me. Well then spring break rolls around and we come home to find out our neighbors next to us were burglarized as well as another tenant a few buildings down. I put in writing (which I hand delivered and spoke to them about also) to the office I would like something done to increase security yet still nothing. Well I guess the 3rd time is a charm when we found a screen with its frame busted and I went in to the office and demanded that they do something. This was August though so it only took 8 months to get help (Note the sarcasm). Our apartment was uncleaned upon move-in with stains in the carpet and broken doors. Our neighbors bathtub leaked through our cieling and the managements solution was drywall compound. They tried to charge us for an extra months rent because they took over 2 weeks to process our move out papers, which i had never heard of before. The covered parking was nice, but not when I was up at 6:00 am in pitch black because they were too cheap to leave lights on until then even though a girl had been robbed at gunpoint 2 blocks away during that week. They do not give 2 sh*ts about the safety of their tenants and I hope nothing bad happens before they realize they need to shape up and conform their policies on tenant safety.

You've VotedRATE THIS COMMENTEvery week something goes wrong. Everytime I call the office for assistance, I get a different answer -- so I am left wondering what the heck I am supposed to do. Living here is more trouble than it is worth. Too bad my apartment is nice -- I really do like it. However, when you are a busy person and spend your free time each week dealing with a different apartment problem, it can become pretty frustrating. So, serious students and professionals, just be aware of this prior to signing a lease.

You've VotedRATE THIS COMMENTEven though Arbor Glen apartments look like luxary apartments, the tenants are just as wild and unruly as their Cedar Village tenants. I am tired of being startled from my sleep in the middle of the night when the drunks can't figure out which apt. is there's, or which one they are trying to get to, subsequently, they ring my apt. My friend complains about the walls being so thin. For example, he hears his neighbors while they are in the bathroom...taking care of business. I suppose if you are more concerened with a flashy-looking apt, than peace and quiet, dependable staff, and a good night's rest, then this is the place for you.

You've VotedRATE THIS COMMENTArbor Glen was a nice complex a number of years before I moved in. It catered to young professionals and grad students, quiet, clean and respectful people. The original management company failed to turn a profit, and as is their MO, DTN moved in and bought the complex for pennies on the dollar.
DTN is not a great company to work for, and their managers seem to change every 3-6 months. Although the complex was maintained relatively well, the character of my neighbors changed pretty drastically in the course of the year I lived there. At the start of the new school year, the complex was overrun with people. There were almost certainly students living at double the legal occupancy. Parties were frequent. Parking was scarce.
DTN specializes in buying up properties, running them as cheaply as possible, and marketing them to students. You've VotedRATE THIS COMMENTWhile Arbor Glen Apartments are very nice, the management company SUCKS! Even though I always paid rent 2 weeks early, one time I had a problem with MSUFCU. DTN was unwilling to work with me while I got things straightened out with the bank. DTN slapped on a $75 late fee and threatened with $49 in court filing fees and eviction, of course.
The hot tub is rarely working...when it is the water is nasty.
The workout facility is lame. No treadmill.
The power in the apartment goes out once in awhile. If you have a computer, connect it to a power strip for protection. My roommates computer fried (CPU AND motherboard went after a power failure/surge).
Parking is a nightmare if you live in one of the buildings on the east side. Not to mention they tow your ass almost immediately if you park next to the dumpster or in a snow pile area (regardless of the presence of snow).
The people in the office have no idea whats going on. They screwed up my lease (of course because there are only 4 blanks to fill in). The turnover rate in the office is about 80% so there is no consistent dialogue with anyone. Tell someone that you think youre going to stay and re-sign the lease, the next week you get a move-out notification in the mail because that person has left and never told anyone that youre staying. They even assigned my apartment to someone else even though I told them 3 (yes, three!) times that I was staying!
All in all my problem is mostly with the management company. DTN SUCKS! They have bad people and bad policies.
is an update: My original review was on 10/18/01. As of 11/28/01 the hot tub was still out of order (theyre cheap bastards). Now it has been repaired, but only 1/2 of the jets work. Only 1/2 work because one of the pumps went bad because it took them so long to fix the heater!Source: Apartment Ratings
